Also what is the use of the flats increase in value if you spent most of your CPF to buy your home. You are asset rich but cash poor. If you sell your HDB flat to downsize to use the gain to subsidize your retirement, you have to wait for a 1 or so to get back into the HDB market or buy at a open market which could be more expensive
