why buy at $1,000 psf when you can buy at $600psf

check out the sisv database and see how few transactions there are

even if there are buyers, bank valuation will be very conservative and limit the loan they can take and therefore the prices have to come down

unless cash rich buyers from en bloc who have not squandered their money on minibond

typical crap talk by property people , trying to talk up market as usual like the Simon guy who ask MBT for help and told to fly kite. always optimistic like the bankers that's why they are in deep deep trouble and the market would get worse for the next 5 years!!!! at least. the Japanese had a property slump for 18 Years!!!!!. and never recover since then and would not recover ever (according to japanese property agents). these craps local property people and the shitty times are always churning "feel good" stories like the leh man bros fiasco. Now see what the people who listen to the bankers end up with!!! alot of heartache and "too bad you sign on the dotted line, you die you problem now" stories.
these very people with "big' bonuses this year or last year are already in deep sh%T as far as my sources have told me they have overcommitted in stocks, luxury cars, second or third mortagges and their relatively tiny bonuses are used to offset the huge losses in the stocks and property mortgages as alot of people bought into the "golden era' story. Now banks, insurance, fund markets, stock markets worldwide, terrorist attacks, c ar industry, etc all are suffering so stop inventing all this crap hype up stories to psycho people to buy. . Insider sources have told me the banks would soon ask these people to "top-up" as the valuation has plunged deeply in last few months. akin to subprime crises/ negative valuation. eg look at the reverse mortgage fiasco. in fact some people said the property market would crash to 80% valuation like in japan. In US and UK it has crashed 40% already in 6 months!!!! and still dropping.........
check out URA website. the number of Property transaction have already crashed by 80%!!!!!!

The agent must be thinking quote at 1k and let you discount 20% to reach 800psf.

If based on last down, cannot discount further. And if no discount, buyer not happy, don't buy.

the east residents are rich people so prices will not go down much as they can hold.. only speculators will get hit (and dumbos are mostly sinkees..)

my guess for 2009/2010 is sgd900 psf for the east...
