Who Am I? (by Mike Parikh)

Years ago when I first started doing sales, a friend of mine told me that if you like what you do, not only will you be successful, but you will enjoy life. At that time, I did not fully understand what she meant, as I have a few part-time sales jobs.

When I first started my real estate career, I did not know a thing about selling or leasing a property. As I gain more knowledge in doing real estate, I found it very challenging and the idea of helping people buy their first home, sell or leasing their property at their expectation, it brings me a great satisfaction.

Now after so many years later, I have fully understand what my friend told me. I have been very lucky to find a career that I truly love. Over the past years, I have helped hundreds of families realize their dream of buying and selling properties.

I don't believe in sales pitches...
I believe in straightforward explanations. People are smart enough to make their own decisions so long as they have all of the pertinent information in order to take everything into consideration. Hiding, misleading, not disclosing information aren't going to help you find the right home nor sell the one you have. They won't help me earn an income either. There are many bad stereotypes of real estate agents and I work very hard to ensure that people realize they don't apply to all agents, especially not me.

REAL estate agency ERA has been ordered by the High Court to cough up $257,000 and other expenses to a married couple whose property agent had acted in conflict of interest.

Mr Yuen Chow Hin and Madam Wong Wai Fan engaged ERA agent Jeremy Ang to sell their downtown apartment in mid-2007.

But soon after soon after the couple granted Madam Natassha Sadiq the right to purchase the property for $688,000, the two-bedroom apartment at The Riverside Piazza was resold for $945,000.

It was only later that the couple found about the second deal and that the woman who bought their flat, then flipped it for a profit, was married to the boss of their housing agent.

The couple sued ERA Realty Network in the High Court seeking $257,000 - the difference between the two sale prices.

On Thursday, Justice Choo Han Teck ruled in favour of the couple and found that the conduct of the agent Jeremy Ang and his boss, Mike Parikh, amounted to breach of duty and fraud.

The two men were "ethically wrong and in breach of contract by reason of creating a conflict of interest between their client and themselves", said the judge.

When a property agent is engaged to sell or buy property, he has a responsibility to act in the interests of the person who hired him - not his own, or his friends', or his relatives' or his boss', said the judge.

ERA should just fire him! He is a shame among us real estate agents. Talk cock to say that he is honest and does not hide information. He is a very classic example of a shameless scum who are only concern about money and can sell his soul to the devil and ignore his own integrity, self-respect and dignity.

Why scum? why greedy? If being a real estate agent is so easy, why not you all go try?

I just spent the weekend mornings on Saturday standing in the rain for 2 hours trying to get business and 4 hours in the sun on Sunday at outdoor road show, trying to promote a project. I was retrenched but I worked hard and have 3 properties worth about $3.7M dollars which is almost fully paid with only a $400k loan. Yes it is not much in today's market, but it certainly is more than most loser heartland folks.

I feel Mike and his subordinate did no wrong, the regulations demanded that agents should declare the sale only if they, or their direct family bought, but Mike and his subordinate were not related.

Friends is too encompassing, where is the regulation that states this? Is Mike's wife a friend of his subordinate?

Work harder dude and you will own one of these and more, You are afterall a real estate agent yourself. If 1000 calls makes 5 deals, work hard and make 10,000 calls, if no time, pay a telemarketeer, go out to prospect, talk to people it is really that easy, but hardwork, so dont gripe and whine, just do it.

Don't wait for the durian to drop, go out and harvest.

I made a remark on how deceitful this indian pariah the last time & my stand is still the same. The court found him & his scheming wife in cahoots over a property deal & has been dealt with.
Let this be a lesson to all who wants to learn from this 2 headed snake charmer.
