Can Managing Agent team up with some owners to block Pandan Valley enbloc???

This letter was found in my mail box which is quite disturbing ....Managing agent , staff and some anti-enbloc members try to stop enbloc with illicit ways.

We are in the final leg of the enbloc process when an unanticipated disagreement amongst a few members in the sales committee almost derailed the entire proceedings that have moved on smoothly & successfully for several months since it started. We are all fully aware of the benefits this exercise will bring forth and we hope that the remaining committee members will still try their best to soldier on despite this set-back. Joining the sales committee is a noble and self-sacrificing role that requires a lot of determination & sincerity , once in it , one must see it through and not abandon over minor disagreements which are bound to occur . They need to show respect for each other in delivering a fair and honest proposal to all owners who have given their unwavering support throughout the last few months.

It will be a complete let down to all supporters if they call it quits at the eleventh hour when we are so near to the final stage.

The enbloc sales committee has suffered a severe set back with the sudden departure of our sales committee Chairman Mr.Chester Huang which was recently made known to those who checked with the Management office . It was not officially announced earlier to all owners who have supported his team and with the remaining 4 members , we hope they can continue to see it through.

As we are now very much into the enbloc process after clearing 2 important stages with a final process to take place before the signing of CSA , the Chairman’s abrupt departure leaves the remaining team members in limbo and now we are calling an EOGM to fill up the vacated position unless one of the remaining 4 volunteers to be Chairman. With the assistance and professional guidance of Knight Frank ( Marketing Agent ) and Khattar Wong ( legal advisers ) , there should not be much difficulties. This exercise should not be held up because of the Chairman’s shocking resignation , we should not allow this to hold us at ransom. The stakes are big and a lot of effort and money have been spent in the past which will be wasted if we have to let it go because of his departure. Perhaps, the remaining committee could check with Strata Title Board if he could come and go as he wishes since he is an important office bearer in the Sales Committee. Has he broken the law in doing so ? It is tentamount to sabortaging the enbloc exercise .

Most of us are eager to see this enbloc process through for our mutual benefits and we appeal to all who could spare some time to join the remaining committee members to fulfill our dreams after an earlier failure in year 2006/7 when our first enbloc attempt was aborted due to an almost similar situation.

Whilst property prices are escalating and our neighbouring condominiums embarking on their enbloc sales campaign , we hope with our earlier start since last year will provide us with an opportunity to complete the enbloc sales ahead of our neighbours for higher returns. With this in mind , we hope those who are in support of this enbloc exercise will come forward to assist and speed up this process to avoid another failure . This is probably our last attempt and if we can’t see it through , we may not see it happening again.

The road to enbloc sales is paved with many obstacles , even when it comes to delivering or posting EOGM documents calling for a meeting , many owners have already complained that they did not receive them. When that happens , owners keen on the enbloc sale are deprived of an opportunity to support /vote for it . The proxy form is enclosed in this letter which is missing together with the mail resulting in fewer owners for enbloc sale to send in their proxies. Our condominium manager ( who is from Chambers Property ) has not shown enough enthusiasm on this enbloc exercise which will have an impact on him. Needless to mention Chambers , our managing agent will lose a major client if this enbloc exercise goes ahead without glitches. We need your support as owners who are in favour of enbloc to come forward to protect your interest and not allow undesirable characters to derail it.

The developers are really getting desperate - they need buyers for all these projects, hence the need to force people to leave well built and spacious projects like Pandan Valley to buy tiny leasehold appartments out of town!

I called the Management office , the manager Lawrence Chen said he sent out through outsource company but if I did not receive there is no proof of posting. I asked him can show proof that letter is posted to my unit, he cant answer. Why get out source company to send when there are so many staff in management office can just send by Singapore Post or hand delivered and make us sign acceptance? Is he against enbloc ? Worried no job after enbloc ? But not fair to us if we dont get mails , can Strata title Board make sure no foul play by anybody to stop enbloc?

Anyway , since I did not get mail , I will attend EOGM tomorrow (25th Sept )evening at 7pm plus to vote for enbloc. At least as retiree , I can get lump sum of money , buy smaller condo and use excess money for retirement or sickness.

Pandan valley is really getting old. I would prefer to get out and buy a smaller condo with much better facilities.
