And inflation manifests itself in various ways, not necessarily a direct price increase.

You asked HDB, the new flat size built by them is it smaller than in the years of 80s & 90s? Even the present selling price has gone up 300%-500% higher.
Because the population has increased to 6.9millions, needs to build more flats with limited land, reduced flat area size and increase price is inevitable
