This is more and more like reality

Current double tracking projects under construction are:

- Ipoh - Padang Besar ( 329 km long)

- Seremban - Gemas ( 94 km long)

That left Gemas - Johor Bahru section.

So it is more likely to be done.

For those who aren't aware, the Coastal Highway from Danga is now linked to HH and beyond. Just went for a short drive earlier and it is very convenient! Do take note that certain stretches are still very dusty and you could be facing oncoming heavy vehicles! Please be careful.

I just went there yesterday to get some reno ideas for my new Straits View house that will be ready next year. There are 2 levels of exhibition - level 3 and level 1. Level 3 is more on electronics and some ID design. I prefer level 1 where there are some nice marble tables direct from the factory suppliers (which means much cheaper lor). Not excellent, but all in all not bad lah... I would visit again next year just before my Straits View Residences completion :smile:

Thanks bro Aragorn. I did not go eventually. Saw in net, there will be a 'mega' one in Nov. Will make a weekend stayover outing trip with my family. Will you be taking ID? Am thinking for my HH house to do myself but not sure.....

I have gone from Danga Bay all the way to East Ledang and the main roads are ready. Very nice stretch to drive on I must say!


Went to Puteri Harbour too to have a look see and the place is nice although not much things to do yet except walk and take photos :smile:

that's what my father says too. Like what I found out, Singapore government actually has a lot of investments in JB, City Square owned by GIC, other townships like sutera utama, Seri Austin, Seri alam, etc. I fear for Singapore's future if one day next generation of true Singaporeans have to relocate to JB, spur up the economy there and leave our motherland to the foreigners.

to share my opinion on this subject.. Iskandar is a natural progression of geography and common sense for both sides for mutual gain. It is really taking off now that the politicians have settled the nonsensical fake cross-border spat. See HK & Shenzhen. After so many years Hong Kong is still resided by many locals while indeed more rich Chinese & foreigners have invested in HK property. Both sides have benefited tremendously. Also many manufacturers ('ex-made in hong kong') moved to Shenzhen, Dongguan, Guangzhou, Zhuhai etc... but residing in HK still. In the meantime HK has become even more prosperous and a key global financial centre. Singapore & Iskandar will follow this with Singapore achieving its aspiration to be high tech high R&D design manufacturing and focus on financial services - and of course some casinos for rich people playground. Iskandar does not seek to compete - thus you see the recent Iskandar repositioning as complementary economy. JB benefit from the spillover of lower-end manufacturing but also relieve population pressure on the island. I cannot imagine Singapore having the super high condos common in HK. But seeing mickey mouse condo trend, maybe it will... along with all said above positives..

contra, let's hope so. when that day comes in the near future all of us who's committed to our property/businesses will be laughing at the naysayers. In the heart of Shen Zhen some of the condos are very well built and can fetch even higher prices that the HK outskirts (e.g. Yuen long/元朗 etc). The malls are just as good on my last visit yet about half priced vs. HKG. as for now I am more than contented where I am thankfully having an opportunity to buy a humble home with a good environment and neighbors. if it gets better that will be icing to an already delicious cake.

Having said that SZ have the support of the chinese government. when they put their mind to it even miracles can happen (beijing olympics). As for JB corp, the determination may not be as steadfast but the heads seems to want to wrest off JB=backwater story once and for all. Even the most negative person cannot deny that JB is generally in high gear in transformation for the past few years. The projects whether they take off or not is secondary, the roads and traffic management is already a very big leap forward! :smile:

Would really appreciate any advice and experiences in the getting-house-ready-for-live-in.

I checked a few IDs in JB... Didn't find one that gives me comfort in their commitment and work attitude. I found one in SG that is not bad.

Anyone knows a good ID in JB?

Sellers will definitely use whichever is bigger(either land or built-up) to show the psf as it'll appear cheaper.
However, it's up to the buyer to judge whether or not the selling price is reasonable.

Let's say both examples below are based on $1000psf;
1) Someone wants to sell his unit at $4.5 mil based on built-up. The land is smaller(say 3000sf) and built-up is bigger(4500sf), then it's quite reasonable to use built-up for psf.
2) If another one wants to sell his unit at $4.5 mil based on land size. The land is much bigger(4500sf) then the built-up which is really small(say 1500sf), then it's not reasonable to use land for psf.

If you like the 2nd unit, a more reasonable price would be for example, $1000psf for his built-up of 1500sf($1.5 mil) plus $500psf for his extra land of 3000sf($1.5 mil) which equals to a total of $3 mil.
