Thats the irony - as high as the prices sound, they have been selling without show units recently.

I don't think they have show units for their recent launches. However, you can contact sales and they will give you a tour around the estate and perhaps take you to show units of previous phases to give you an idea.

Understand noble park all sold out. Next phase of bungalows about rm5 million. To be launched next year

Noble park not exactly sold out, it was noble park phase 4A that was sold out, launch price was from 3.5mil to 4.1 mil. you mean the new phase will fetch 5 mil? unbelievable.

The reason I am asking is, my friend who bought one of the last units at phase 4A was told that the next phase will have smaller land size and built up, and will start at around RM 4M. Which is more along the lines of their 15-20% price increase in the past, across every phase they have launched bungalows.

One thing I have realised about UEM is that they are not very aggressive in increasing prices. They will price it just right so as to sell without any meaningful marketing efforts and without engaging any agents. They have done this very successfully so far, not just at East Ledang, but also at Imperia and Teega. So I would think the pricing would start closer to 4M. Anywhere close to the 5M mark would require some serious marketing efforts to sell a block of 25-30 units.

Sorry, I don't mean to speculate. Just talking from my past experience with these guys. After all, their land cost was next to nothing, so they are still making good money.

House within gated community in PJ broken into

DESPITE living in a gated-and-guarded residential area, a family who lives in Damansara Lagenda, Petaling Jaya had a rude awakening when they found their house broken into.

The victim, who wished to be identified as G. E. Ong, said she and her husband went on a six-day holiday at the end of October and upon returning, found something amiss when they entered their three-storey house.

“Things were strewn around and we quickly rushed up to our room and found everything in a mess. All my jewellery were missing and they even took the duty-free liquor, cigarettes and perfume that we had left in the house,” she said.

The burglars even had the audacity to cart off the goods in two bags belonging to the houseowners.

She moved into the house about half a year ago and her friend who used to stay in the area told her that it was very safe; residents have access cards while all guests had to register at the guardhouse before being allowed in.

The houses in the gated development had an open concept with no gates or fences surrounding the perimeter and most of the doors and windows had no grilles.

The common wall perimeter for the whole development was extended with metal fences and installed with barbed wire at vulnerable spots.

Ong’s unit was a corner one with some open space on the side while the rear faced the common perimeter wall.

“We found the side glass door smashed and the guards who make their rounds must have missed it while we were away because the side of the house is hidden from view from the main road so we can’t even determine when the burglars came,” she said.

She was thankful that none of her family members were in the house when the incident happened but she was upset that items of sentimental value had been stolen.

“We want to let other families living in gated housing estates know that they should still be vigilant and not take their safety for granted.

“We will also be putting in extra measures to protect our home,” said Ong.

A Damansara Lagenda security personnel said this was the first case within the development.

The Kelana Jaya police station confirmed that a report had been made and Petaling Jaya OCPD Asst Comm Arjunaidi Mohamed said the case was still under investigation.

Arjunaidi advised those staying within guarded developments to speak to the management and security team on how to beef up security in their area.

“The police are also in constant communication with these communities to advise them on security measures,” he said.

Hahaha... I was telling someone that if tomorrow is doomsday, I will die with 2 big eyes opening because its almost the time to get the keys of my first house!!

You may call to customer service to check the status.

I was told that they are sending out letters batch by batch... For my unit the letter will only be mailing out on 24th Dec... And bank has to disburse the progress payment (I think should be the 12.5%) only then I can collect keys with the letter... I guess by then will be next year liao...

I heard from customer service officer that some have already got the keys...

am just wondering ( no offence to those owning Horizon Hills properties ) but why the properties at East Ledang are more expensive that those of Horizon Hills ? Both are high end guarded and gated landed communities.....

Pricing is 1-1.3m where exp ones face the lake. Maint is est 0.40 or 1000 per quarter. There are facilities. About 40 bookings which seemed sluggish for a 117 unit project. Need to find the value proposition comparing this to HH. Would a expat rent this or family buy this?

Ujana unit winows must be closed at night, cos' lots of noisy traffic, illegal racing cars making lotsss noise t night

Woud some experts advise, about the,
- rental rebate, as promised by developers ( marketing)
- late delivery penalty compensation to buyer ( finance ) ??
Seems like UEM land is not responsive nuff on the ( only verbal,...)

Also, some design faults with the gas stove,....

These illegal racing cars are a big concern. Hope they do something about them soon. These guys are a nuisance not just from a noise perspective but a safety hazard for the residents who may have to drive in and out during the night.

May I know what UEM said(verbally as mentioned by yourself) about the Late Delivery Interest?
Did they let you sign any document which states the amount they owe to you?

Only signed with finance regarding the LAD ( can only offset the elect, water & maintenance fees) Ujana maintenance is damn expensive, at 40 cents psf.

The marketing dept. seems to be playing " akan dating" regarding the rental rebate. So no choice, but to pay in full & wait.
